A district is not the same as a city.
The 2026 listing figures cover surrounding municipalities as well as the main cities. Lugano district is larger than the city, while Mendrisio district includes towns such as Chiasso and Balerna. We therefore present official municipality-level figures for 2024 separately.
District-level asking rents
Monthly figures come from apartment and penthouse advertisements on affitti.ch as at 23 October 2026, excluding charges. They are not completed rental contracts.

What do official figures show for the three municipalities?

Where should you look for an apartment?
Prices vary within each region. These are areas worth comparing, not a guaranteed ranking of individual neighbourhoods.
Lugano and surrounding district
Central Lugano, Besso, Molino Nuovo and Viganello offer city amenities. Also consider Agno, Caslano and Lamone – separate municipalities outside Lugano city.
Bellinzona and surrounding district
Compare the centre with Giubiasco, Camorino, Sementina and Monte Carasso. Consider access to rail services and your everyday journey.
Mendrisio and surrounding district
Besides Mendrisio, include Chiasso, Balerna, Coldrerio and Stabio. A cheaper rent can be offset by higher commuting costs.
How much cheaper than the Lugano district?
For the same 3–3.5-room category, the difference between the observed regional medians in net asking rents works out to:
Bellinzona instead of Lugano district
CHF 3,000 per year before service charges and travel costs.
Mendrisio instead of Lugano district
CHF 5,520 per year before service charges and travel costs.
Mendrisio instead of Bellinzona district
CHF 2,520 per year before service charges and travel costs.
Net rent versus gross rent: what else should you budget for?
A low advertised rent can become expensive after heating, utilities, service-charge adjustments and travel. Check the following:
Service charges
Ask what the monthly advance covers and whether previous annual adjustments were substantial.
Transport
Compare rail or bus passes with driving, fuel and parking.
Rental deposit
For residential tenancies, cash or securities deposits are limited to three months’ rent and must be banked in the tenant’s name.
Property condition
Check heating, insulation, noise, appliances and any planned repairs.
Checklist: finding an affordable rental in Ticino

In 2026 it pays to look beyond Lugano
